The structure of the site plan is based on a regular grid of buildings with open spaces in between with the possibility of inclusion or omission of architectonic modules of 10 metre width while taking into account the requirements of daylight and sunlight. The module grid corresponds with the structural grid of the underground parking. It is therefore possible to change the amount of build mass as required. The land above underground drain-run that cannot be built on is used as a public park.

Struktura zástavby je založena na pravidelné síti střídající pásy objektů a proluk mezi nimi, s možností vyjímání nebo vkládání jednotlivých architektonických modulů šíře 10 m, vycházejících z odstupů odůvodněných dostatečným normativním osluněním. Architektonický modul koresponduje s konstrukční strukturou podzemních garáží. Tak je možno měnit v projektu procento zastavěnosti podle potřeby. Půdorysná dělící linie tvořená podzemní kanalizační stokou, nad kterou není zástavba povolena, je přirozeným prostorem pro veřejný park.
